Selling a Property in Bali

Bali Select are very selective with the properties we list. We have a golden rule when taking a new listing which is that we have to believe in your property and believe in the price, this means we have to be confident when we are bring potential buyers for inspection that the price is realistic and justifiable. If we are not confident then we are quite simply unable to sell it. It is important to understand that there is a large amount of choice for buyers when purchasing a property here in Bali so in order to sell your property in a reasonable period of time it is critical that the asking price is competitive and we are able to justify this price.

We are able to advise you of the realistic selling price based on comparable recent sales and market conditions. When you list your property or land for sale with Bali Select we will promise to always give you clear and concise feedback from every client visit and keep you informed of market trends. We will take a full set of photographs that will be displayed on our website which is fully mobile optimized and we will also use these photos for other online media and print.

Our commission structure will vary depending if we agree to take your property on an exclusive or non exclusive basis. Commission is always paid by the seller and is based on a percentage of the final sales price.

In order to list your property we will need all of the necessary documents prior to uploading it to our website, these documents will vary depending on your property but please find below a summary of the main documents required

  • Land Certificate
  • PBB – (Annual Land Tax)
  • Access agreement if your property has a private access road
  • Rental License or Hotel License if your property has been used for Daily or Holiday Rental
LEASEHOLD PROPERTY
  • IMB (Building Certificate)
  • Land Certificate
  • PBB – (Annual Land Tax)
  • Rental License or Hotel License if your property has been used for Daily or Holiday Rental
  • Copy of the Lease Agreement from the land owner which has been notarised
FREEHOLD LAND
  • Land Certificate
  • PBB – (Annual Land Tax)
  • ITR – (Land Zoning Report) This must be dated within the last 12 months
LEASEHOLD LAND
  • Land Certificate
  • PBB – (Annual Land Tax)

  • Copy of the Lease Agreement from the land owner which has been notarised

If you have a Commercial property for sale or for lease then the documents required will vary depending on the type of business but your IMB will be essential to show what license is available for your property.

If you are unsure about which documents you have we will gladly check them all for you and be able to give you advice on how to apply for any documents that may be missing.

When selling your property one of the most important aspects will be the presentation, it is very important that any potential buyers view your property in its best condition. Naturally your chances of selling are much higher when the buyer falls in love with your property, it will also help you obtain a better price and negotiation will be less of an issue when they see that they don’t have to spend money renovating. Buyers are understandably cautious when buying a property here in Bali and it is very off putting when they see damp, cracks in the wall and other items that may result in unforeseen expenditure. A small investment in making sure your house or villa is perfectly presented will pay off ten times over and we would of course be very happy to make any suggestions about what you may need to do to your property to bring it up to the required level to sell it.

Similarly with land it will always make the chance of selling your land higher when the land is clear and any buyers are able to clearly see the borders and walk around the land. When it is overgrown and you are unable to walk around then it is very difficult to sell. It doesn’t cost much to maintain your land and the small investment you make will always pay off.
